Ilford Electrical Services provides Landlord EICR across Ilford, Barkingside, Gants Hill, Seven Kings and Goodmayes. This page explains what the inspection involves and when to book it.
What happens, step by step
A typical landlord EICR runs in this order.
| Step | What happens |
|---|---|
| 1. Enquiry | You send the enquiry form with the property address, type and any known details about the wiring. |
| 2. Arranging access | A visit is agreed, with tenants informed about access and a short power cut. |
| 3. Inspection and testing | The electrical installation is visually inspected and tested, including the consumer unit, circuits and sockets. |
| 4. Findings | Any faults or recommended improvements are noted and given a code. |
| 5. EICR report | You receive the written report with the overall result. |
| 6. Next steps | If remedial work is needed, it is discussed and agreed separately. |
Every property is different, so the details of a job can vary.
What a landlord EICR involves
An EICR is an inspection of the fixed electrical installation in a property. That means the wiring, the consumer unit (fuse board), sockets, light fittings, switches and the earthing and bonding. It does not normally cover your tenants' own appliances.
The installation is inspected and tested by a qualified person, who checks it against the current safety standards. Some of the testing needs the power off for a while, so tenants should be told in advance. If the property is occupied, agree access with them before the visit.
Whoever you hire, ask what qualifications and registrations they hold and check the answer. You are entitled to know who is signing off the report.
When to book a landlord EICR
Rules for rented homes require landlords to keep the electrical installation safe, and that includes having it inspected and tested at regular intervals. A report is often set to last up to five years, but the inspector may recommend a shorter gap if the installation is older or in poorer condition. Rules can change, so check GOV.UK for the current position on rental properties.
In practice, these are the usual times to book:
Before a new tenancy starts, so the property is checked and documented first.
When your existing report is close to its recommended date.
After tenants report flickering lights, warm sockets, tripping circuits or a burning smell.
When you take on a property and have no record of its wiring.
What the EICR report tells you
The EICR report gives an overall result of satisfactory or unsatisfactory. Any issues are coded. C1 means danger is present and urgent action is needed. C2 means potentially dangerous. C3 means an improvement is recommended. FI means further investigation is required.
An unsatisfactory result is not a reason to panic. It means certain items need attention, and the report tells you which. Keep the report safely, because tenants and others may ask to see it.
What affects the cost
The cost of an EICR depends mainly on the size of the property and the number of circuits and consumer units. Access, the age and condition of the wiring, and whether earlier reports exist can also make a difference. A larger house or a block with several flats will take longer to inspect than a small flat.
The inspection is a separate job from any repair. If the report finds faults, remedial work is quoted and agreed on its own, and you can decide how to proceed. That might be a small fix or something larger such as a consumer unit upgrade. Use the enquiry form to describe your property and ask what applies.
Questions about this
Is an EICR the same as a landlord electrical safety certificate?
People often use the terms interchangeably. The document is an electrical installation condition report, and it is the record landlords usually keep to show the installation has been inspected and tested.
Do tenants need to be at home?
Not always, but access is needed to every room and to the consumer unit. Tell tenants beforehand, because the power will need to be switched off briefly.
What if the EICR is unsatisfactory?
The report lists what needs attention. Arrange the remedial work through a qualified electrician, then keep the paperwork showing it was done.
Can I get an EICR for a property I am buying or selling?
Yes. EICR for Buying or Selling is a separate service, and Commercial EICR is also available for commercial premises.
